We first work with your local zoning codes to find your required setbacks and building coverage. When applicable, we will provide a design within the setbacks so a variance is not required. Note, in the above project the second floor was set back three feet on the side which created three interesting peak lines.
Florida Rooms
We design Florida Rooms or All Season Rooms with fireplaces, vaulted/ cathedral ceilings, heated flooring, custom lighting. With double pane low-e glass, proper insulation, and solid construction, these rooms bring the outside in all year round.
Cape Cod to a Full Second Floor
Do you have an existing Cape Cod and have run out of room? Consider a full second floor. My clients are surprised by the increase in square footage, especially when a two foot cantilever is provided. All these options are described during the initial consultation.

The Process
After reviewing our website, if you feel that our office may suit you needs, contact us by phone or via the website.
Once we have spoken about the project, we can stop by the property and review it along with the existing survey. This allows us to see if there are any variances initially required.
If our services match your needs, we will provide you with a contract to review. Upon signing the contract we need 2-3 hours to measure and a week or two to get the existing conditions into the computer. A typical design time frame falls between two to four weeks. During that time we would invite you to meet with us to provide options either in our conference room , or at the project site to better visualize your new design.

This house was completed for the TV Show, "Moving Up" on TLC. It originally aired on November 26, 2005 and was one of the shows largest renovations to date.

Notice the changes to the portico and dormers on the existing portion of the home. We were able to create a seamless transion between the existing and the new expansion.

Even a small expansion to the back of a home can take on an architectural style and aesthetic appeal. Both the kithen and the exterior enhance the elegance of this historic home.
Cape Cod Expansion - Before
The original cape had an unusal L-shaped plan. We utilized this to our advantage for the second floor by creating peaks, and apron to break up the change between the brick and the new vinyl siding.
Cape Cod Expansion - After
This client was fortunate to have some room left to build a porch in the front and new portico. This small yet wide porch area is large enough for four people to sit around a coffee table, and gives the home a warm new look.
New Workshop - Plans
No project is too small. When we were asked to provide construction documents for a custom wood working shop for a residence, we took on the challange.
